What an Oregon Home Inspection Report Must Contain
Oregon sets what your report must include. Check the one you received against it, rather than against a sample from somebody else house.
An Oregon report must address every item in the division 8 standard, not only the deficiencies. It must carry the business CCB licence number, plus the inspector name, certification number and signature. A reliance notice goes on the first page in bold capitals at 12pt or larger.
Every listed item, not just the problems
OAR 812-008-0202 requires a written report addressing every item in the standard. It states expressly that it is not sufficient for an inspector to prepare a report listing only deficiencies.
A report naming six findings and nothing else has not met the standard, however tidy it looks. The categories that were fine still have to appear.
Identification that has to be on it
The business CCB licence number belongs on the report. So do the inspector name, certification number and signature.
Those exist so you can verify the person who signed it against the CCB register before you rely on a word of it.
The reliance notice
First page, bold capitals, at least 12pt. It states that no person other than the purchaser of the inspection services may rely on any representation in the report.
If the notice is absent, that is itself a defect in the report rather than a formatting choice.
What will not be in it, by rule
No life expectancies, no causes of needed repair, no methods or costs of correction, no code compliance verdict, and no opinion on whether to buy.
Those are excluded by OAR 812-008-0204. An inspector who volunteers a repair cost is going beyond the standard, not meeting it.
How to read one properly
Start with the limitations, not the findings. Anything the inspector could not access is a gap in what you know.
Then check all ten categories appear. A missing category is a question, not an omission you should assume away.
