Home Inspection for Sellers in Oregon

A pre-listing inspection tells you what a buyer will find. It does not transfer to them, and in Oregon it interacts with a disclosure form you are separately required to complete.

The short answer

A pre-listing inspection shows a seller what a buyer inspector will find. It does not transfer, because Oregon limits reliance to whoever purchased the inspection. It also creates knowledge, which matters because most Oregon sellers must deliver a property disclosure statement covering what they know.

Your report will not serve the buyer

The mandatory reliance notice limits reliance to the person who purchased the inspection. Handing your report to a buyer does not extend it to them.

A buyer who wants protection has to order their own. Say that plainly when one asks to use yours instead.

Disclosure is a separate obligation

Oregon requires most residential sellers to deliver a property disclosure statement. It discloses what you know, and an attached inspection report does not satisfy it.

Finding a defect through a pre-listing inspection means you now know about it. That is the real trade-off to weigh before ordering one.

The 2025 changes removed the wildfire hazard question from the form, which is a common source of stale advice online.

Where it genuinely helps

Pricing with knowledge rather than optimism. Fixing the cheap items before they become negotiation leverage worth ten times the repair.

Removing the surprise that stalls a transaction two weeks in, when the buyer has already spent money and has less patience.

  • Price the house knowing what is wrong with it
  • Repair the small items on your own schedule and at your own price
  • Shorten the buyer inspection period, because fewer things are unknown
  • Accept that anything found is now disclosable knowledge

The Oregon items worth checking first

Underground heating oil tanks sit outside a general inspection and stall Portland metro sales regularly. Emptying is mandatory on sale, decommissioning is not.
