Sisters building permits live in more than one office. See which agency holds the record, the portal to search, and how far back the history goes.
Check the county as well as the city
In much of Oregon the structural permit is a city record while the electrical permit is a county record, held in a different system. A search that finds nothing in one may simply be looking in the wrong place, which is a common cause of a panel upgrade appearing unpermitted when it was not.
Widen the date window
The state ePermitting search defaults to five years. An older permit will silently not appear, and the empty result reads like a clean history.
A clean history is not a clean house
An unpermitted addition rarely announces itself in the record. It shows up during a general home inspection, which is built to catch work the paperwork missed.
Before hiring, verify the inspector against both state registries. Certification and business licence are separate checks.
